Abu Dhabi, the capital of the United Arab Emirates, has always been a hub of architectural innovation and urban development. In a recent landmark decision, Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, the Crown Prince of Abu Dhabi, has endorsed the initiation of the Yas Canal residential project in Al Raha Beach. This ambitious undertaking, valued at Dh3.5 billion, aims to redefine luxury living while catering to the housing needs of UAE Nationals.

The project, a brainchild of the Abu Dhabi Housing Authority in collaboration with the Abu Dhabi Centre for Projects and Infrastructure and the ICT Real Estate Development Company, is set to be a cornerstone in the UAE’s housing sector. It is not just a construction project but a testament to the leadership’s commitment to enhancing the quality of life for Emirati families. Sheikh Khaled’s vision behind this project is clear: to offer high-quality housing that is both luxurious and tailored to the specific needs of the residents, thereby contributing to the social stability and ongoing development of the emirate.

Spanning 1.8 square kilometres, the Yas Canal residential project is more than just a housing development. It is a self-contained community that will include 1,146 residential villas, three mosques, a school, a gym, and a plethora of amenities and shops spread across 10,000 square metres. These facilities underscore the project’s aim to offer a balanced lifestyle, blending comfort with convenience.

The residential units, which vary from three to six-bedroom villas, boast sizes ranging from 350 to 525 square metres, set on plots measuring 600 to 780 square metres. These homes are designed to cater to a range of preferences, featuring diverse architectural styles that reflect both modern sensibilities and traditional values. This variety ensures that each home is not just a structure but a personal sanctuary for its residents.

In an innovative move, the project also opens doors for UAE citizens with housing loans from the Abu Dhabi Housing Authority to purchase these villas. This initiative underscores the government’s commitment to ensuring affordable luxury housing for its citizens.

The Yas Canal residential project is slated for completion in the last quarter of 2027. It is part of a public-private partnership, with the ICT Real Estate Development Company taking the lead on the project’s design, construction, and infrastructure under the supervision of the Abu Dhabi Centre for Projects and Infrastructure. Sales of the residential units allocated to UAE Nationals are being meticulously managed in partnership with the Abu Dhabi Housing Authority, ensuring a transparent and efficient process.
